TERMS AND CONDITIONS The following are terms and conditions offered with the confirmation of your reservation.

Reservation:
A credit card is required to book your reservation. 50% of yourreservation will be charged to your card at time of booking unless you’re within30 days of your reservation and then the entire amount is due.

Payment/Cancellations:
Acceptable payment methods include check, moneyorder, Visa, Mastercard or Discover. Policies and rates are set at time ofbooking. You will be charged for the property that you have selected based othe information in your rental agreement. The balance will be charged 30 daysprior to your reservation arrival date. Advance deposit will be forfeited ifaccommodations are cancelled less than 30 days prior to scheduled arrival date.All cancellations are subject to a $75.00 administrative fee. There will be norefunds for cancellations made within 30 days of your scheduled arrival date,including early check outs, no-shows or inclement weather.

Arrival/Departure:
Check-in time is 4:00 p.m. Arrivals before 4 p.m. aregenerally not permitted. Check out time is 10:00 a.m. Departures after 10:00a.m. are generally not permitted. If the unit is ready and available, we will tryto accommodate early arrival or late departure, however, check-in prior to orcheck-out later than 2:00 p.m. is subject to the cost of half of the units nightlyrental fee. Early arrival or late departure without prior consent will result in anautomatic $100 fine applied to your reservation balance. This restrictionsometimes comes as a surprise to people who are staying in hotels, motels, andresorts. Please try to appreciate the stark difference between the workinvolved in properly cleaning a private residential home and the time requiredto clean a much smaller hotel room. It can take up to 6 hours to clean a privateresidential home (hence the reason for the 6 hour gap between check-out andcheck-in time). Moreover our homes require routine and special maintenancewhich must be completed between occupancies. The only way to secure a latecheck-out is to purchase the night prior to arrival if available. The only way tosecure a late check-out is to purchase the night after your scheduled departure.

Capacity Considerations & Noise:
Our homes are to be used for the QUIETenjoyment of our guests and are NOT to be used for parties, large gatherings orreceptions beyond the normal sleeping capacity of the home. “Disturbing thePeace” may result in eviction and/or loss of rental amount. Please be respectfulof your neighbors in regards to noise, parking, and their property. No fireworksare allowed on property at any time. No on street parking is allowed.Occupancy is specifically limited by Town of Lake Lure Regulations.

Cleaning:
Your reservation includes routine clean up after your departure. Wedon’t ask that you clean the home; we just ask that pick up after yourself andremove all trash from premises and put in cans provided outside. Make sure alltrash bags are tied securely. No loose trash is allowed. Check-out guidelinesare posted and included in the guest book.

Refrigerator:
Please allow up to 24 hours for the refrigerator in your unit to coolyour food. Filling an empty refrigerator with groceries requires it to work extrahard to cool your food; especially if the refrigerator has sat empty for a coupleof days. We suggest bringing ice if you are bringing a lot of food with you.

Supplies:
For your convenience, you will find a starter supple of toilet paper (2rolls per bathroom), paper towels (1 roll), hand soaps, bath soap, dishwasherdetergent, dish soap and laundry detergent (1 box). We do not replenishsupplies during your stay.

Linens & Towels:
Bed linens and bath towels are provided. If you plan to swim,you should bring your own beach towels. Each unit has a washer and dryeravailable for your use.

Internet Service:
Internet service has been installed by the owner in some ofour homes and no additional charges are billed for this service. We cannotguarantee that the internet will be operating properly during guest stays;service calls are NOT offered after hours should access or connections not befunctioning. Refunds and/or discounts are not given due to issues that mayoccur with the internet.

Pet Policy:
Not all properties are pet friendly! In the properties that acceptpets, NO more than (2) pets (dogs – no puppies or cats) are allowed. Propertiesthat allow pets, will have a $100 plus tax non-refundable pet fee charged perbooking. You must clean up after your pet in the yard, the neighborhood, etc.Pets are not allowed on beds or furniture, if your pet is accustomed to gettingon furniture you must bring something to cover the furniture. Additionalhousekeeping due to pet fur will be passed on to guest on file. A non-refundable pet fee of $500.00 will be charged if you bring a pet to a non-petfriendly home. In addition, you will be asked to vacate the home or condo yourented immediately.

Maintenance:
If maintenance or repairs are required at the home during yourstay, please notify us immediately and allow a representative of DreamfindersVacation Rentals to make necessary repairs. Please notify our office at 828 429-9155 immediately if you are unsatisfied with the condition of your rental homeupon your arrival.

Lost Items:
Dreamfinders reservations is not responsible for the recovery costof lost or stolen personal property. There will be a $25.00 fee plus the cost ofshipping to return any items left behind. Items not claimed after 30 days will bedisposed of.

Website Information:
All information contained on our website is deemedreliable but is not guaranteed. All of the homes we represent are independentlyowned. Therefore, from time to time, owners may choose to leaveDreamfinders Property Management Program, add or remove furnishings,amenities, etc. Dreamfinders will make every attempt to re-accommodate ourguests to a like property. However we are not responsible for printing errors orchanges made by owners in the furnishings or amenities. Prices, amenities,specials, seasons, and/or minimums are subject to change with or withoutnotice.

Damages:
Dreamfinders Reservation reserves the right to charge your creditcard for damage, theft, or if excessive cleaning is required as a result of atenancy in the unit. Furniture should not be moved in any unit. You will becharged a fee of $25.00 per hour or any part thereof to return moved furnitureto its proper location.

Amenities:
Dreamfinders Reservations makes no guarantee regarding hot tubs,internet, or appliances. We will make every effort to repair during your staywithin normal business hours.

Smoking:
Smoking is not allowed inside any rental property. Violations mayresult in a $500.00 penalty. Smoking is permitted outdoors ONLY, and you areresponsible to properly remove cigarette/cigar butts and debris. Patio doorsshould be kept closed if smoking on patio/deck/porch areas.

Risks:
You accept and assume all risks involved in or related to the use of ourrental home and all Resort Amenities and release Dreamfinders VacationRentals and homeowner from any and all liability or loss that may result inconnection with any accident or injury during your stay.

You will receive a copy of these Terms & Conditions with your confirmedreservation. We ask that you electronically sign in agreement to these terms.However, if you do not sign the agreement prior to arrival then by accessing thevacation home you have rented you agree with the terms and conditionsstated above.
